Find the issue.
Define the repair.

Tell us where the problem appears and when it happens. The visible stain, the water path and the roof defect may be in different places.

Step by step

A focused repair needs a clear diagnosis.

Understand the symptoms

Record when the leak occurs, the interior location and any history of earlier repairs.

Review the affected details

Assess the relevant roof surface, flashing, vents, chimney connections or roof edges.

Explain the proposed repair

Identify the parts to be removed and replaced, the connection to the remaining roof and any exclusions.

Address concealed damage

Set the included wood-repair scope and a written approval process for additional work.

Review the finished work

Document the completed repair and the project-specific warranty, if offered.

Choose a repair scope

What should the proposal actually cover?

A useful repair proposal connects the observed defect to the parts being repaired. Ask what was found, what evidence supports that finding, what will be removed, and how the new work will connect to the remaining roof. Keep unrelated roof sections separate so the scope is easy to compare.

Localized damage or a wider problem?

A failed flashing, pipe boot or small shingle area may have a focused repair option. Repeated leaks, widespread brittle shingles or deterioration across several roof areas need a broader condition review. Roof age is useful context, but the repair decision should account for the actual condition.

Understand the price before scheduling

Access, slope, damaged components, material compatibility and concealed wood repairs affect pricing. Ask whether disposal, adjacent material removal and finishing are included. The written proposal should explain any additional-work approval process and applicable warranty.

Before you decide

Questions worth asking.

Can every leaking roof be repaired?

A repair may be suitable for a localized defect. Wider deterioration or repeated failures can make replacement a separate option to discuss.

Can you quote from photographs?

Photos help with the first conversation. Final pricing depends on understanding the condition, access and exact scope.
