Stonewell Construction · Flat roof repair
Repair planning for EPDM, TPO and modified-bitumen roof sections, including porches, additions and garages. Identify the membrane and the failed seam, edge or penetration before selecting a repair.
Step by step
Share installation records or photos if available. Appearance alone may not establish the membrane type, age or compatibility.
Note where standing water appears and how the roof drains. Seams, edges, outlets and wall transitions should be considered together.
The proposal should name the repair material, preparation and how the patch or replaced section connects to the existing membrane.
Widespread deterioration or wet underlying materials may require a different scope. Ask what the proposed repair addresses and what remains.
Membrane repair planning
EPDM, TPO and modified bitumen are different roofing systems. Their repair products and preparation methods are not interchangeable. The estimate should identify the existing membrane or explain what further investigation is needed before a repair can be specified.
Include the affected seam, termination, wall transition, pipe or outlet in the description. Where an addition meets a sloped roof, the connection between the two systems belongs in the scope. A repair should explain how water will move over the finished detail.
Tell Stonewell where water remains and for how long after rain. A membrane patch may address an opening without correcting the roof slope or drainage. Wet insulation or damaged decking can also change the work required; any investigation and replacement allowances should be stated separately.
Repeated seam failures, extensive deterioration or a substrate that cannot support a sound repair may call for a wider option. Ask for the limits of repair and the proposed replacement scope to be explained independently.

No. Coatings and repair products must be compatible with the existing membrane and substrate. A coating also does not automatically correct drainage or concealed moisture.
A defined section may be repairable when its membrane, underlying condition and connections permit it. Identify that section and all tie-ins in the written scope.
