Stonewell Construction · Roof replacement

A new roof starts
with a complete scope.

A replacement proposal should explain what comes off, what is inspected and how the new roof system comes together.

Step by step

More than the shingles.

Protect and prepare

Discuss access, material delivery, landscaping protection and debris-container placement before work starts.

Remove the existing roof

Define the layers and areas included in the tear-off, along with disposal and site protection.

Inspect the roof deck

Inspect exposed wood. State any included replacement allowance and the approval process for additional damage.

Install water protection

Specify ice and water protection, underlayment and their relationship to eaves, valleys, walls and penetrations.

Install roofing and details

Document shingle product and color, starter, drip edge, flashings, pipe boots and roof-system components.

Finish, ventilate and clean

Describe ventilation work, ridge finishing, debris collection and the final review.

Materials & system details

Compare the system.
Understand the proposal.

Architectural shingles

Discuss shingle style, color, roof slope and the matching starter and ridge components. Manufacturer coverage depends on the installed system and its terms.

Water protection & flashings

A written scope should specify ice and water protection, synthetic underlayment, drip edge, pipe boots and roof-to-wall flashing.

Ventilation & decking

Review attic intake and exhaust together. Document decking replacement allowances and how any additional sheets are approved.

Final system selection follows an inspection of the roof, slope and existing construction.

Compare complete systems

Put allowances and finishing details beside the price.

A replacement price is only comparable when the included work is clear. Identify each roof section, tear-off layers, decking allowance, underlayment, shingles or membrane, flashing, edge details and ventilation work. Product names alone do not describe the complete installation.

Concealed damage and changes

Ask what wood replacement is included, how further damage will be documented, the unit price or method for added work, and who must approve it. Review access, material delivery, debris handling and cleanup as part of the project plan.

Read the coverage

Manufacturer and workmanship coverage address different responsibilities. Confirm the actual written terms, any registration requirements, transfer provisions and exclusions for your project. Do not assume a product name includes a particular enhanced warranty.

Before you decide

Questions worth asking.

Is plywood replacement included?

The final estimate should state the allowance, the price for any additional sheets and how extra work is approved.

What warranty comes with the roof?

Workmanship terms and any manufacturer coverage must be specified for your project. Applicable warranty terms will be stated in your written proposal.
